FRANKFORT, Ind. — DataOne is seeking approval from the City of Frankfort to develop an AI Factory data center campus at the Logix Innovation Campus.
The proposed project would span approximately 115 acres and include an 800,000-square-foot facility. DataOne estimates the investment at $7.5 billion and says the development would create significant construction employment and approximately 200 permanent on-site jobs once operational. The company said its goal is to hire workers from within Frankfort.
The proposed campus is located on property zoned for industrial development. DataOne said the project is expected to contribute additional revenue to the local tax base.
Charles-Antoine Beyney, CEO of DataOne, said the company plans to maintain communication with the community as the proposal moves through the city’s review process.
“We want to build in Frankfort because we believe in its people, and we see an opportunity to create lasting value together,” Beyney said. “Our responsibility goes beyond building and operating a facility. We want to earn the community’s trust, be a strong local partner and be a good neighbor.”
Water Use
DataOne said the facility would use a closed-loop cooling system and has committed to total water consumption of approximately 22,000 gallons per day.
The company said that level of consumption would place the facility outside the top 20 users of water provided by Frankfort Municipal Utilities.
Energy and Electrical Infrastructure
According to DataOne, the campus would use a combination of on-site fuel cells and electricity from the grid through the Indiana Municipal Power Agency, Frankfort’s existing electricity supplier.
The company has also committed to funding and constructing two new substations. One would serve the DataOne campus, while the second would be transferred to the City of Frankfort.
DataOne said it would cover upgraded electrical infrastructure costs associated with the project and that residents’ utility rates are not expected to be affected.
Noise and Lighting
The proposed campus would include sound-attenuating equipment enclosures, acoustic barriers and ongoing sound monitoring, according to the company.
DataOne also said it plans to use dark-sky, full-cutoff and motion-sensor lighting to reduce light extending onto neighboring properties.
Community Open Houses
DataOne will hold two walk-in open houses for residents to learn more about the proposal and speak with members of the project team.

The company said information booths will cover the proposed campus design, employment, water use, energy, noise, lighting and potential local tax revenue.
DataOne said it plans to continue communicating with residents as the proposal moves through the city’s review process.
The project remains subject to city approval. Recent reporting indicates the proposal is expected to go before the Frankfort City Council on September 28, with city officials considering a larger meeting location because of anticipated public attendance.
