The Board of Zoning Appeals and City Plan Commission both gave their approval Wednesday night to special variances for the new Hometown Cottages going up on Frankfort’s east side behind Witham and St. Vincent hospitals.
“I think it’s definitely going to be a plus,” said BZA President Kevin Myers. “There’s really a need in Frankfort for housing and apartments. This will make it really nice for the east side.”
Myers added these are one-level buildings that are close to shopping opportunities in the area.
The property, which is located approximately 160 feet south of the hospital complex, is surrounded by roadside business to the north, east and west and reserved land to the south. It is set back from the road and will be accessed by private roads.
Hometown Cottages of Frankfort, LLC, had requested approval for a special exception to allow 58 garden apartments with 50 attached garages to be built and ready for occupation later this year.
A garden apartment is an architectural and functional grouping of dwelling units in one more buildings, with at least two dwelling units in each building and appropriate associated and accessory uses.
The variance to the State Road 28 East Overlay would allow siding on facade walls to reduce landscaping along sidewalks and to allow trash collection in front of buildings. Variances of General Standards would allow front yard size smaller than 35 feet and to allow parking in front of units.
